Tesni, LLC is a business-lending broker and marketplace. We are not a bank and we do not fund loans ourselves. We help business owners and property investors compare financing from third-party lenders.

What we are

Tesni, LLC, which does business as Tesni Capital, is a Texas limited liability company based in Willis, Texas. We work with businesses and real-estate investors across the United States.

We are a commercial financing broker and marketplace. That means we package a borrower's file, present it to lenders whose programs fit, and help the borrower compare offers. The lender - not Tesni - makes the credit decision, sets the rate and fees, and funds the loan.

What we help with

  • SBA 7(a) and SBA 504 loans for owner-operated businesses and owner-occupied real estate
  • Business term loans and revolving lines of credit for working capital, equipment and acquisitions
  • Commercial real estate financing for office, retail, industrial, warehouse, self-storage and mixed-use property
  • DSCR rental loans for investment property, qualified on property cash flow
  • Bridge, hard-money and foreclosure-bailout financing for time-sensitive situations

How we work

  1. Understand the deal. We look at the use of funds, property, business financials and timeline.
  2. Match the program. We narrow the lender list to programs that fit the deal rather than sending it everywhere.
  3. Package the file. We help assemble an underwriter-ready package so lenders can review it efficiently.
  4. Compare and close. You compare the offers, choose the one that fits, and the lender closes the loan.

How we are compensated

Tesni, LLC may receive compensation from a lender when a loan closes. We do not charge an upfront fee to submit an inquiry through this website. Lender fees, if any, are disclosed by the lender in the loan estimate and closing documents.

Who you work with

Ken Harmon, Principal. Ken works directly with business owners and property investors on SBA, commercial real estate and DSCR transactions, and is the primary contact for new inquiries.

What we do not do

  • We do not lend directly or issue loan commitments.
  • We do not publish interest rates because pricing varies by lender, program, property, credit and market conditions.
  • We do not provide legal, tax or accounting advice. Borrowers should consult their own advisors.
  • We do not publish client testimonials without written permission.
